Historical apartment building built in 1963 (255 units) is in need of a maintenance manager. This position requires prior service manager experience. Position comes with monthly bonuses and quarterly bonuses based on property performance. SERVICE MANAGER

MAJOR GOALS AND RESPONSIBILITIES:

Responsible for the total on site maintenance of the assigned community. Under the direct supervision of the Community Manager, they are responsible for:

 Achieving budgeted maintenance expenses
 Regular review and renegotiation of all maintenance expenses
 Assisting in the development of the annual budget
 Hiring, training, evaluating, motivating and supervising all service personnel
 Oversight of All on site maintenance functions
 Physical condition of the Community.
 Upholding all Company policies, goals and values.

ESSENTIAL ACTIVITES:

 Participate in the preparation of maintenance related areas of the budget.
 Review and assist the Community Manager in contracting maintenance expenses.
 Respond to of all service requests within 24 hours.
 Report any maintenance issues to the community manager along with corrective suggestions.
 Participate in development and implementation of an ongoing property maintenance improvement plan.
 Assign daily work duties to service staff.
 Follow up on service requests daily
 Produce 5 day turns as a standard
 Maintain 40% of vacant units rent ready at all times.
 Maintain 24-hour on-call program

PEOPLE MANAGED:

All on site service staff and outside contractors employed by the Community in maintenance related capacity.

CONTACTS:

Customers, prospects, residents, vendors, contractors, on site associates, and community manager.

PREREOUISITE (i.e., education, experience):

 Knowledge of all aspects of maintenance repair and service.
 Previous maintenance experience, prefer some prior apartment maintenance experience.
 High School graduate; technical school preferred but not required.
 HVAC Certification.
